SES
Japan offers to provide all teachers who request
it with basically furnished self-contained rental
accommodation within the area in which they are
expected to teach and within easy reach of other
teachers. Apartments are provided with all necessary
bedding, cutlery, kitchenware etc. and a telephone.
SES Japan rents around 300 apartments direct from
landlords and estate agents and then sub-lets
apartments to teachers and other staff. SES Japan
does not make any profit out of its provision
of accommodation, and typically needs to subsidise
substantially the costs of providing teachers'
accommodation.
Sharing
- Accommodation can be found for couples who
want to share (as long as they both work for
SESJ).
- Teachers who wish to work in a certain location
will also have a better chance of being placed
there if they are willing to share with another
teacher.
- However, the vast majority of teachers live
in single apartments
Costs
- No set up costs
- Single apartments range from 68,000 yen per
month to 78,000 yen per month (a quarter to
a third of average monthly earnings)
- This includes a charge (10,000 - 12,000 yen)
levied by the company to cover the cost of opening
and managing the apartments
- The rent for apartments shared by two people
vary, but are usually well under that which
would be paid for two single person apartments.
- Teachers need to pay for all utilies themselves
- The teacher is charged around 25,000 yen for
new bedding on occupying the apartment (which
is theirs to keep).
- A 60,000 yen surety is also paid to the Company
by the teacher when vacating the apartment.This
surety is returned to the teacher's forwarding
address, after any charges for utility bills,
damages, repairs and any cleaning have been
deducted.
Private
Apartments
- Staff are free to rent their own apartments
privately. Those already in Shane accommodation
should give 2 months' notice.
- The school cannot act as a guarantor for
teachers who wish to rent privately.
- Up front costs of around
400,000 yen to rent private apartment (furniture,
key money, deposit, agency fees, rent in advance)
- It is almost impossible to find
private accommodation from outside Japan
- If you already have your
own accommodation organised, SESJ cannot guarantee
when there will be teaching vacancies in that
area
